Rising 467 feet above the heart of Miami’s burgeoning Arts & Entertainment District, the Hakimian South Tower is a proposed 42-story residential high-rise that blends high-density urban living with forward-thinking design. Developed by the renowned New York-based Hakimian Organization—this project represents a significant evolution in the downtown skyline, offering a sophisticated mix of residential, commercial, and retail uses. Designed by the award-winning Corwil Architects, the tower features a modern, functional aesthetic that prioritizes the pedestrian experience, most notably by masking its 8-level parking podium behind glass-encased residential liner units. The tower is designed to cater to a diverse demographic of urban professionals, featuring 631 residential units specifically curated to support the growing demand for flexible, city-center living.

Role: As the Development Manager for the Hakimian South Tower via Fortis Design+Build, where he oversaw the comprehensive delivery of this landmark 42-story vertical community in Miami’s Arts & Entertainment District. Representing the interests of Ownership, Santiago steered the project's complex pre-construction and development phases, managing a scope that encompassed 631 residential units, mixed-use retail components, and a technical 8-level parking podium masked by liner units. He acted as the primary liaison between the ownership group and the design team—led by Corwil Architects—and successfully guided the project through entitlements, including securing critical approvals from the Miami Urban Development Review Board. Santiago’s leadership ensured that the project’s architectural vision aligned with budget parameters and schedule targets.
