2900 Terrace is a 38-story luxury multifamily tower currently under construction in Miami’s Edgewater neighborhood. Developed by Oak Row Equities and LNDMRK Development, the high-rise is situated at 401 NE 29th Street, one of the last undeveloped parcels east of Biscayne Boulevard. Designed by Arquitectonica, the tower features a sophisticated facade of warm bronze accents and off-white stucco, offering panoramic views of Biscayne Bay.

The project is positioned as a high-end rental community with condo-quality finishes, utilizing a $210.5 million construction financing package secured in 2025. Upon its anticipated completion in Q4 2027, the building will deliver 324 rental residences ranging from one to three bedrooms. Residents will have access to two levels of amenities, including a fitness center, yoga studio, pet spa, coworking spaces, golf simulator, and a landscaped pool deck featuring padel courts.

Role: As Development Manager via Fortis Design+Build, Santiago played a pivotal role in the predevelopment phase of the 2900 Terrace project. He was responsible for the strategic execution of the project's early stages, ensuring feasibility and regulatory success. ​Successfully identified, vetted, and assembled a comprehensive team of industry-leading consultants, fostering effective collaboration across architecture, engineering, and legal disciplines. ​​Directed the design coordination process, acting as the primary liaison between the development ownership and the design team to ensure the project vision was realized efficiently. ​Maintained strict financial discipline throughout the predevelopment phase, delivering all milestones under budget through rigorous cost management and value engineering efforts.
