Americaribe Moriarty Joint Venture (AMJV), led the monumental $1 billion redevelopment of the legendary Pier Sixty-Six Hotel & Marina in Fort Lauderdale. This extensive 32-acre project transformed the site into a luxury "social harbor" by harmonizing the preservation of the iconic 1960s spire-topped tower with significant new construction, including a new 10-story hotel building and 88 luxury residences spread across four waterfront towers. The build encompassed a total of 325 guest keys, a 13,000-square-foot wellness spa, and a massive 2.5-acre multi-level pool deck, all while managing the complexities of preserving the site's historic character and rotating "Pier Top" lounge.
The scope extended heavily into marine infrastructure, revitalizing one of the premier superyacht marinas on the East Coast with 164 slips and 5,000 linear feet of dockage designed for vessels up to 400 feet. The construction team also delivered a vibrant marina promenade lined with retail and dining venues, supported by critical coastal resilience upgrades such as fortified sea walls and raised site elevations to withstand storm surges. Developed in partnership with Tavistock Development Company and top-tier design firms like HKS Architects, the project stands as a testament to Americaribe’s ability to execute complex, high-stakes construction within a delicate waterfront environment.

Role: As a Senior Estimator via Americaribe, Santiago played a pivotal role in the financial planning and execution of the landmark Pier Sixty-Six Hotel & Marina redevelopment. He was responsible for budgeting critical trades across the $1 billion project, meticulously analyzing costs to ensure the viability of complex hotel and marine scopes. Through strategic subcontract negotiations and precise cost management, Santiago secured essential partnerships and optimized the budget, ultimately helping to bring this world-class destination to fruition.
