Monarc at Met 3 is a prominent residential tower within the Metropolitan Miami development in Downtown Miami. The project delivers 462 luxury rental residences across a range of unit types, all designed with modern finishes, expansive glazing, and layouts that emphasize light, views, and urban connectivity.

 

The tower rises from a highly active podium anchored by Whole Foods Market at the ground level, along with supporting retail uses. This commercial base establishes a true mixed-use environment, seamlessly blending residential living with daily conveniences and reinforcing a walkable, live–work–play lifestyle at the core of Downtown Miami.

 

Residents are supported by a comprehensive amenity program positioned on elevated decks, including a heated saltwater pool, landscaped terraces, fitness center with spa and sauna, resident lounges and game rooms, business and co-working spaces, outdoor kitchens, fire-pit lounge areas, and direct access to on-site retail. The amenity experience balances resort-style comfort with the energy and convenience of an urban setting.

 

Role: In his role at Suffolk Construction, Dan served as Project Manager for Monarc at Met 3, contributing to the delivery of a large-scale, mixed-use high-rise constructed over an active commercial podium. His responsibilities included managing schedules and budgets, coordinating subcontractors and procurement, overseeing quality and field execution, and supporting project delivery from pre-construction through closeout.

Working closely with the development team, design consultants, and trade partners, Dan helped navigate the complexities of podium-over-retail construction, major commercial tenant coordination, and high-rise residential sequencing within a dense urban site. His efforts supported consistent progress against milestones and the successful completion of another key residential component within the Metropolitan Miami portfolio.
